Before you hire
Whether you call it house washing, a building wash or exterior house cleaning, the methods differ: soft washing uses low pressure and cleaning agents, while high-pressure washing can damage paint and timber if used incorrectly. Ask which method they use on your cladding type, whether they also do roofs and windows, and confirm they carry insurance for paint or surface damage.

Before you book a house washing company in West Auckland
Drawn from 180 customer reviews collected for this page. The first answer is what it costs.
What does house washing typically cost in New Zealand? expand_more
A standard house wash in New Zealand runs between $150 and $500 for an average-sized home. Larger properties or those with heavy moss and lichen buildup sit toward the upper end of that range.
Operators often charge by the square metre at roughly $1 to $3 per square metre. Add-ons like roof treatment, gutter clearing, and driveway washing push the total higher, so get itemised quotes.
Does a house washing company need any qualifications or insurance to operate in New Zealand? expand_more
House washing is an unregulated trade in New Zealand, meaning no formal licence or qualification is required by law for anyone to operate as a provider. Despite this, any reputable commercial operator should carry public liability insurance of at least $1 million to $2 million, which protects you if surfaces are damaged or someone is injured during the job.
One review in this market described chemical drift damaging newly sealed tiles and injuring a child, with no response from the company, which illustrates exactly why insurance and accountability matter before you book. Ask for written proof of current public liability cover before work starts, as there is no central register where you can verify this independently.
What's the difference between soft washing and pressure washing, and which is right for my house? expand_more
Soft washing uses low-pressure water combined with chemical solutions to kill and remove biological growth like mould, lichen, and algae at the surface level. Pressure washing relies on high-pressure water and is suited to hard surfaces like concrete driveways and paths, but can compromise paint systems or force water into joins on cladding types like fibre cement, timber weatherboards, or monolithic stucco. For most New Zealand homes, soft washing is the safer choice for exterior walls, and several providers in this market explicitly use chemical treatments on roofs and cladding rather than high-pressure methods.
What are the warning signs of a house washing company you shouldn't use? expand_more
- –A worker who continues spraying when asked to stop, or who ignores chemical drift onto neighbouring properties, gardens, or people.
- –No response from the company after a complaint is raised, which leaves you with no path to compensation for damage.
- –High-pressure washing applied to surfaces like painted weatherboards or sealed tiles where soft washing is the appropriate method.
- –No communication before the job about boundaries, chemical use, or nearby property protection.
- –Failure to provide before-and-after evidence of work completed in hard-to-see areas like roofs or upper gutters.
- –No mention of insurance or accountability when you ask directly.
What should you ask before booking a house wash? expand_more
- –Ask whether they use soft washing or pressure washing, and confirm which method is appropriate for your specific cladding type.
- –Ask what chemicals they use for mould and moss treatment, and whether those products comply with your local council's stormwater and biocide disposal rules.
- –Ask for an itemised quote that separates wall washing, roof treatment, gutter clearing, driveway cleaning, and window washing so you know exactly what is included.
- –Ask whether they carry out a site visit before quoting, as several providers in this market do this to scope access and flag potential issues like paint peel or damaged bargeboards.
- –Ask for proof of current public liability insurance before confirming the booking.

How are the top house washing companies in West Auckland chosen? expand_more
We build this page from Google Maps results for house washing companies in West Auckland. Each one is scored on its public rating and review record. Businesses outside the area, or whose reviews describe a different line of work, are left out, and a business whose main Google category is a different trade is held back until a person has checked what it does. A business whose website no longer resolves and that has had no Google review for six months is treated as dormant and left off the page until either changes. Every category and city is rechecked on a rolling cycle, about every two to three months. A location with a subscribing business is rechecked every month, and the whole page updates with it. See how we rank for the full method.
What does a business subscription offer? expand_more
No business can pay for a place in these rankings. Claiming and verifying a listing is free. It adds a phone number to the card and a small trust bonus (+3 points) to its score, for confirming a real operator stands behind the listing. The owner also gets a dashboard showing how their score is made up. A paid subscription provides an enhanced card with more ways to reach the business, including a website link and a detailed profile page. It also refreshes this page monthly and adds ranking history and competitor analysis to the owner's dashboard. The subscription adds nothing to the score. Claim your listing or see what a subscription includes.
Why isn't my business listed? expand_more
We build this page from Google Maps results for house washing companies in West Auckland. The usual reasons for missing out are a Google Business category that does not match, too few reviews to score near the top, or an address outside the area we cover. Sometimes we miss a business that should be here. Check where you rank first. If you are not there and think you should be, get in touch.
