Retrofit double glazing runs from about $600 to $800 per square metre, or $400 to $850 per window in aluminium frames. Timber frames cost more, from $800 to $1,200 per window, and a whole-home retrofit sits between $12,000 and $25,000.

Full window replacement, new frames included, jumps to $25,000 to $80,000 or more, making retrofit roughly 30 to 60 percent cheaper where frames are sound. For a broken single pane in an aluminium frame, expect around $320 plus GST, within a range of $200 to $800 plus GST, with timber frames and double-glazed units costing more.

Frame type and condition, Low-E coating, argon fill, safety glass, window size and shape, the number of windows, travel distance, and access all move the price. Glass above ground-floor height can require scaffolding, which adds meaningful cost. These figures come from installer-published price guides, not an independent source.

Is double glazing required by law, and does replacing windows need a building consent?

No law requires an existing home to be double glazed. Building Code clause H1 sets minimum window insulation values only for new housing, starting at R0.37 nationwide from 3 November 2022 and rising to R0.46 or R0.50 in colder zones during 2023.

When you alter an existing house, the window only needs to perform at least as well as before, so a like-for-like replacement does not force an upgrade. The healthy homes standards for rental properties require ceiling and underfloor insulation, not double glazing, and the Warmer Kiwi Homes programme funds insulation and heat pumps but not windows.

Under Schedule 1 of the Building Act 2004, replacing a window in an existing house of up to two storeys is exempt from building consent, unless the old window failed the code for durability or the work affects a specified system, though exempt work must still meet the Building Code. Glass in doors, showers, balustrades and similar risk areas must be safety glass, identifiable by a permanent NZS 4223.3 compliance mark. Should you retrofit double glazing into your existing frames or replace the whole window?

Retrofit replaces only the glass inside your existing frames, leaves the join between the window and the wall untouched, and costs substantially less when the frames are sound. Full replacement suits frames that are rotten, corroded or draughty, and it is the only route to thermally broken aluminium, uPVC or new timber frames, which insulate better than old plain aluminium because the frame itself no longer conducts cold inward.

Low-E glass has a thin metallic coating that reflects heat back into the room, and it can be fitted in either approach. Double glazing keeps the inner glass surface warmer, so condensation is less likely to form there, but it does not remove moisture from the air, meaning ventilation through opening windows and running extractor fans still matters, and a plain aluminium frame can still run with condensation even after a retrofit.
