Retrofit double glazing runs from about $400 to $850 per window in aluminium frames and $800 to $1,200 per window in timber frames, or roughly $600 to $800 per square metre of glass. A whole-home retrofit sits between about $12,000 and $25,000, while full window replacement with new frames costs $25,000 to $80,000 or more.

Retrofit is roughly 30 to 60 percent cheaper than full replacement where frames are sound. For a broken single pane in an aluminium frame, expect around $320 plus GST, with a range of $200 to $800 plus GST depending on the job.

Frame type and condition, Low-E coating, argon fill, safety glass, window size and shape, the number of windows, and access above ground level (which can require scaffolding) all move the price. These are installer-published figures and no independent New Zealand source publishes glazing prices.

Is double glazing required by law, and does replacing windows need a building consent?

No law requires an existing home to be double glazed. Building Code clause H1 sets minimum window insulation values only for new housing, starting at R0.37 nationwide from 3 November 2022 and rising to R0.46 or R0.50 in colder climate zones during 2023.

An alteration to an existing house only needs to leave the window performance at least as good as before, so replacing a single-glazed window does not force an upgrade. The healthy homes standards for rental properties require ceiling and underfloor insulation, not double glazing, and the Warmer Kiwi Homes programme funds insulation and heat pumps but not windows or glazing.

Under Schedule 1 of the Building Act 2004, replacing a window in an existing house of up to two storeys is exempt from a building consent, unless the original window leaked in breach of the durability code or the work affects a specified system, and exempt work must still meet the Building Code. Glass in doors, showers, balustrades and overhead glazing must be safety glass, identifiable by a permanent NZS 4223.3 compliance mark. There is no glazier licence in New Zealand; the Window & Glass Association New Zealand is the voluntary industry body and publishes a member search.

Should you retrofit double glazing into your existing frames or replace the whole window?

Retrofit makes sense when the frames are structurally sound: it replaces only the glass, leaves the join between window and wall undisturbed, is quicker to complete, and costs substantially less than full replacement. Full replacement is the better choice when frames are rotten, corroded, or draughty, and it is the only route to thermally broken aluminium, uPVC or new timber frames, which insulate better than old plain aluminium because standard aluminium conducts heat even with double-glazed units fitted.

Low-E glass has a thin metallic coating that reflects heat back into the room and is worth specifying regardless of which route you take. On condensation, double glazing keeps the inner pane warmer so moisture is less likely to form there, but it does not remove humidity from the air, so ventilating rooms and running extractor fans when cooking or showering still matters.
